A mortgage rate digest is not a raw rate sheet. Borrowers do not want to decode basis points. They want a loan officer to tell them what changed and whether they should do anything.
If your monthly email looks like a wholesale pricing dump, they will file it with spam. If it looks like a note from the person who closed their loan, they will read it.

1. A clear rate snapshot
Current conventional (or your primary product) in language a homeowner can repeat at dinner. Rates are around X this month beats a ladder of 8 lock terms with no context.
2. What moved, in two sentences
Name the cause. Inflation print, Fed pause, housing inventory, whatever actually mattered. You do not need a macro blog. You need enough explanation that you sound like the expert, not a ticker.
3. What it means for two audiences
- Homeowners: is a review worth it, or sit tight?
- Buyers (and the people they refer): is this a better month to look, or a wait?
Split those. A refi paragraph dumped on a recent purchase client feels tone-deaf.
4. You, obviously
Photo, title, company, clickable phone, email, and a calendar link near the top. If they have to scroll to find you, the digest failed its real job, which is starting a conversation.
5. One next step
Reply to this email. Book a 15-minute review. Forward this to someone who is thinking about buying. Pick one.
What to leave out
- Production rankings and award badges as the hero
- Three competing offers in one send
- Unexplained charts
- Legal disclaimers longer than the market note (keep the required line, bury the novel)
Subject lines that get opened
Lead with the news, not the brand. Rates this month, and what I'd do will beat Q3 Newsletter from Company. Keep it short. Sentence case. No fake urgency.
Make it look like your shop
