A past client who bought their first home with you a few years ago may now be thinking about a second property. It might be a cabin for weekends, a condo near family, or a rental that builds long-term wealth. When that idea comes up, you want to be the first person they call, not the lender a listing agent hands them.
Why this is a natural next loan
Many homeowners build equity faster than they expect, and some start to see real estate as part of their financial plan. They already trust you with their primary home. A thoughtful check-in can turn that trust into a second loan and, often, a long-term relationship with an investor.
Ask what they actually want
- How will they use it? Personal use most of the year, rented out full time, or a mix of both.
- Where is it? Location affects property type, insurance, and which programs fit.
- How will they pay for the down payment? Savings, equity from their current home, or proceeds from another sale.
Explain how second homes and rentals differ
Lenders usually treat a second home and an investment property differently. Down payment requirements, rates, reserve requirements, and how rental income is counted can all change based on how the property will be used. Walk the client through the general differences so they are not surprised, and be clear that the occupancy they state has to match how they really plan to use the home.
Talk about equity carefully
Some clients will want to tap equity in their current home to fund the purchase. That can work, but it adds debt to the home they live in. Lay out the tradeoffs and loop in their CPA or financial planner when taxes are involved. Our post on bringing up home equity with past clients has more on that conversation.
Make it easy to start
Offer a quick pre-approval review that shows what they could afford for a second property while keeping their current payment comfortable. Connect them with an agent who knows the area they are targeting.
Bottom line
When a past client starts thinking about a second home or rental, ask how they will use it, explain the main differences in plain language, and help them see the full picture before they shop.
