Your rate email can be perfect and still lose if the subject line is lazy. Past clients decide in a glance whether this is worth opening or whether it is another lender newsletter they did not ask for.

Lead with the news, not the brand

Stronger: Rates this month, and what I would do
Put your name or company in the from field. Spend the subject on the reason to open. Homeowners already know who you are if the send is consistent. They do not know whether this month’s email matters.
Patterns that earn the open
Keep it short. Aim for one idea. Sentence case beats Title Case Every Word. Skip fake urgency and ALL CAPS.
- Market snapshot: Mortgage rates cooled a bit this week
- Plain advice: Sitting tight is still fine for most files
- Personal angle: Your March closing anniversary is coming up
- Referral nudge: Know someone shopping before rates move?
Rotate those. If every subject is the same template with a new date, people learn to ignore the pattern.
What to avoid
- “ACT NOW” and lock desk drama when nothing actually changed
- Clickbait that the body cannot deliver
- Production awards and volume rankings as the hook
- Three topics jammed into one subject
If rates barely moved, say that. Honesty builds trust faster than inventing a reason to refinance.
Test like a loan officer, not a growth hacker
You do not need a 12-variant AB lab. Send A to half the list and B to the other half for one month. Keep the body identical. Measure opens, then replies and calls. Opens without conversations are vanity.
Also check mobile truncation. Many clients only see the first 35–40 characters. Put the useful words first.
Make the rest of the email match
A strong subject that opens into a raw rate sheet still fails. Pair the line with a short market note, your contact card, and one clear next step. Same header and colors every month so they recognize the send before they read the subject.
